The property is easily accessible, it is less than 1 KM from the main A9 road that links the cities of Perth and Inverness. The nearest airport is Inverness Airport which is less than one hours drive away and Scotland's two major airports Edinburgh and Glasgow are both within 2 hours of the property. There is a railway station in the nearby town of Kingussie.

The property is within 2 miles of the town of Kingussie which has a number of amenities including a nice town centre with shops, pubs and restaurants. 10 miles away is the town of Aviewmore which is in the heart of the Cairngorm national park, Aviemore has a lot to offer with numerous restaurants, pubs, cafes and shop. The whole area is full of out door pursuits, if you like golf there a many, within 2 miles is Kingussie Golf Course an 18 hole moorland type course, within 5 miles is Newtonmore Golf course an 18 hole park land course, within 10 miles is Spey Valley an 18 hole championship course, within 15 miles is Boat of Garten an 18 hole woodland course. There are also 9 hole courses suitable for beginner golfers in Aviemore (Dalfaber) and in Carr Bridge. Within one hour drive there are many more golf courses in Inverness including Scottish Open venue Castle Stuart. Water sports are available at the nearby Loch Inch water sports centre in Kincraig 5 miles from the house as well as being available at the near by Loch Morlich. Within 30 minutes is the Cairngorm Ski resort, there is a dry ski slope at the near by water sports centre at Lock Inch. There are also hundreds of walks in the surrounding area.

Remarks

The property feels remote, but it is very accessible being only 1 mile off the main highway (A9) and 1.5 miles from the small town of Kingussie which has a railway station. Being in the centre of the Cairngorm National Park there is so much to do golf, skiing, cycling, walking, eating!, along with many heritage and cultural sites. The house over looks the Inch marshes which is a RSPA site so bird watching comes easily!
